The house has upper and lower zone thermostats located in the bedroom hallways. Open and close vents in each room to direct airflow as needed.

๐Ÿ’ก Pro TipAvoid setting A/C below 72ยฐF at any time โ€” this protects the HVAC system and is a house policy.

Pool & Hot Tub

โš ๏ธ Critical Safety RuleALWAYS close and lock pool and hot tub covers when not in use. This is critical for both safety and heating efficiency.

๐ŸŠ Pool Heating

Pool heating is available at an additional cost of $100/night and must be prepaid โ€” it is controlled remotely. The spa/hot tub is always heated.

โ™จ๏ธ Hot Tub

Serviced Monday & Friday by Andrew (928-399-8045). Tech will knock before entering. Always keep cover on when not in use โ€” hot tubs only heat with the cover closed.

๐ŸŽ›๏ธ Pool Cover

Use the wall controller at the back entrance to open and close the pool cover. Never manually force it.

๐ŸŒก๏ธ Hot Tub Temperature

Use the control panel located in front of the hot tub to adjust the temperature setting.

๐Ÿ”’ Hot Tub Controls Locked?Hold down the Options and Light buttons simultaneously for 4 seconds. The padlock icon should disappear.

๐ŸŒง๏ธ Jammed Pool Cover After Rain

If water has accumulated on the pool cover after rain, follow these steps. The blue automatic pump and extension cord are located by the pool equipment area.

Open cover about 80% โ€” rainwater will roll toward the mechanism end and collect at the back.

Place the blue automatic pump directly into the puddle at the back of the pool.

Connect power safely โ€” use the provided extension cord. Plug into the GFCI outlet on the pool-side control panel. Route cord along the deck edge, keep it out of water.

Attach the garden hose to the pump outlet and run the other end into the pool.

The pump turns on automatically when it detects water and shuts off when dry. You can leave it unattended.

Unplug, coil the cord and hose neatly, and store the pump by the pool equipment.

Fire Pit & BBQ

๐Ÿ”ฅ Gas Fire Pit

Fire pits use a long metal key inserted into the side of the stone pit to control the gas ball valve.

Insert the metal key into the hole on the side of the firepit.

Hold a barbecue lighter or long match at the center of the burner.

Turn the key to the ON position โ€” you will hear gas releasing. The flame will ignite.

To turn off, turn the key back to the OFF position.

โš ๏ธ SafetyAlways turn off the fire pit when not supervised. Never leave unattended.

๐Ÿ– BBQ Grill

Grill is connected to natural gas โ€” no propane tank needed. Check grease trays inside the BBQ drawers and ensure they are not overflowing before use.

๐Ÿง– Sauna Heater Operating Instructions

The sauna has two dials: the left dial controls heat / temperature, and the right dial is the timer. The reset button is located on the bottom of the heater.

How to start the heater (immediate use):

  1. Find the Timer Knob (right dial).
  2. Turn it to the first notch โ€” the large "1".
  3. You'll hear a loud "CLUMP" or click. The heater is now on.
โš ๏ธ ImportantIf you turn the timer past the first 1, that sets a delayed start by hours and the heater will NOT immediately turn on. Stop at the first 1.

Automatic shut-off: The heater turns off automatically after 1 hour. To keep it running, turn the timer knob back to the "1" again.

Won't turn on? Check the Reset Button (Overheat Protector) on the bottom of the unit โ€” pushing this should reset the system.

โ˜‚๏ธ Patio Umbrella โ€” Always Close When Not Supervised

Always close the umbrella when not in use. If left open, wind will blow it over and break it. Replacement cost: $200.

Absolutely no smoking inside the house. Smoking permitted outside only.

Maximum 2 pets with a fee of $150 per pet. Please clean up after your pet before checkout.

All TVs have Netflix, Amazon Prime, and other streaming apps built in.

๐Ÿงด Household Supplies

Paper products, hand soap, dish soap, and laundry detergent are provided. Pantry condiments and drinks are free to use โ€” our house is your house!

โš ๏ธ Septic System

Only water, thin toilet paper, and waste down drains. No wet wipes, feminine products, or anything else. If a grinder pump alarm sounds (red light), contact us immediately and minimize water use.

๐ŸฆŒ Wildlife

You may encounter javelinas, deer, squirrels, and birds โ€” especially at night. Do not feed any animals. Keep gates closed and trash secured. In summer, use insect repellent outdoors.

Departure Checklist

Checkout is suggested by 11:00 AM, but we're flexible when the calendar allows โ€” just message us if you need extra time. A couple of quick favors before you go:

  • Take all trash & bathroom bags to containers outside
  • No need to make beds โ€” sheets will be washed
  • Load dishwasher and start it (if used dishes)
  • Replace any furniture that was moved
  • Remove opened food from fridge and cupboards
  • Turn off all lights and appliances
  • Double-check all drawers and closets for personal items
  • Lock and close all doors and windows
  • Close and lock all hot tub / swim spa covers
  • Close pool cover using wall controller
