The house has upper and lower zone thermostats located in the bedroom hallways. Open and close vents in each room to direct airflow as needed.

๐ Swim Spa โ Rolling Cover Instructions
Rolling/locking cover. Unbuckle side straps from both sides. Lift the cover at one end and roll toward the cover holder (2 metal bars). You can walk inside the pool while rolling. Always close and buckle when not in use.
โจ๏ธ Hot Tub Cover Instructions
A long metal bar fits across the middle of the cover โ do not lift the metal bar. Fold the cover in half with the bar in the middle, then lift upward and push back. It will hang vertically like slacks on a hanger until you pull it back. Always cover when not in use.

Fire Pit & BBQ
๐ฅ Gas Fire Pit
Fire pits use a long metal key inserted into the side of the stone pit to control the gas ball valve.
Insert the metal key into the hole on the side of the firepit.
Hold a barbecue lighter or long match at the center of the burner.
Turn the key to the ON position โ you will hear gas releasing. The flame will ignite.
To turn off, turn the key back to the OFF position.
๐ BBQ Grill
Grill is connected to natural gas โ no propane tank needed. Check grease trays inside the BBQ drawers and ensure they are not overflowing before use.

๐ง Sauna Heater Operating Instructions
The sauna has two dials: the left dial controls heat / temperature, and the right dial is the timer. The reset button is located on the bottom of the heater.
How to start the heater (immediate use):
- Find the Timer Knob (right dial).
- Turn it to the first notch โ the large "1".
- You'll hear a loud "CLUMP" or click. The heater is now on.
Automatic shut-off: The heater turns off automatically after 1 hour. To keep it running, turn the timer knob back to the "1" again.
Won't turn on? Check the Reset Button (Overheat Protector) on the bottom of the unit โ pushing this should reset the system.
๐ก Outdoor & Landscape Lights
Landscape lights are solar-powered and automatically turn off around midnight. Outdoor dining lights under the deck โ switch is on the wooden beam above the dining table. String lights switch is on the outdoor concrete pillar at the top.
โ๏ธ Patio Umbrella โ Always Close When Not Supervised
Always close the umbrella when not in use. If left open, wind will blow it over and break it. Replacement cost: $200.

A great pot is just a few minutes away. Two things people miss: the drip toggle needs to be open, and the bloom button is optional but lovely with fresh beans.
Add water. Lift the reservoir lid and pour in cold water, anywhere between the MIN and MAX lines โ that's 2 to 8 cups.
Add a filter. Drop a #4 paper filter into the basket and fold it along the crimped edges so it sits flush โ or skip the paper and use the reusable stainless-steel filter in the kitchen (no folding; just rinse it out after).
Add coffee. About 1 rounded tablespoon of grounds per cup, then put the lid on the basket.
Open the drip toggle. Under the basket handle, set the small toggle to the open "O" position (flipped left). This is what keeps it from overflowing.
Load it. Slide the basket into its bracket until you feel the magnet catch, then set the carafe (lid on) on the warming plate.
Brew. Press the power switch up โ it springs back down, but the orange light means it's on. Eight cups take about 6 minutes, then it shuts off on its own.
๐ธ The Bloom Button
Optional, and worth it with fresh-roasted coffee. Flip the bloom switch up before you press power. The brewer pauses partway through to let the coffee "bloom," then finishes on its own for a smoother, rounder, less bitter cup. Leave it down to skip it โ it's automatic either way.
๐ฅ Keeping It Warm
The warming plate holds your coffee for 40 minutes, then switches off automatically. Press the power switch to shut it off sooner. When you're done, the grounds and paper filter are compostable.
๐ง Quick Fixes
- Overflowing โ the drip toggle is closed; flip it to "O" (left).
- Won't brew โ check the outlet (reset the GFCI) and the water level.
- Brewing slowly โ rinse the basket; try a coarser grind.
- Tastes weak โ use a slightly finer grind.

Absolutely no smoking inside the house. Smoking permitted outside only.

Maximum 2 pets with a fee of $150 per pet. Please clean up after your pet before checkout.

All TVs have Netflix, Amazon Prime, and other streaming apps built in.
๐งด Household Supplies
Paper products, hand soap, dish soap, and laundry detergent are provided. Pantry condiments and drinks are free to use โ our house is your house!
โ ๏ธ Septic System
Only water, thin toilet paper, and waste down drains. No wet wipes, feminine products, or anything else. If a grinder pump alarm sounds (red light), contact us immediately and minimize water use.
๐ฆ Wildlife
You may encounter javelinas, deer, squirrels, and birds โ especially at night. Do not feed any animals. Keep gates closed and trash secured. In summer, use insect repellent outdoors.

Checkout is suggested by 11:00 AM, but we're flexible when the calendar allows โ just message us if you need extra time. A couple of quick favors before you go:
- Take all trash & bathroom bags to containers outside
- No need to make beds โ sheets will be washed
- Load dishwasher and start it (if used dishes)
- Replace any furniture that was moved
- Remove opened food from fridge and cupboards
- Turn off all lights and appliances
- Double-check all drawers and closets for personal items
- Lock and close all doors and windows
- Close and lock all hot tub / swim spa covers
