If your manager created it under theirs, they cannot be moved, and you should know that before you give notice. We check this in step one and tell you straight.

Two separate clocks. Our setup takes about two weeks once we have access: listings, pricing, cleaning schedule, welcome book, channel calendars. The overall timeline is set by the notice period in your current agreement, commonly 30 to 60 days, and we schedule setup to finish as that period ends so the calendar never goes dark. Reservations already confirmed for dates after the switch are honored; who hosts them and how the revenue is split is written into both agreements, and we walk through it before you give notice.
Yes. Future reservations are honored at the price the guest paid. We coordinate with your outgoing manager on guest communication, payouts and check-in details so the transition is designed to be seamless for the guest. Bookings made through the old manager's own account may need to be re-issued, which we handle with you before notice is given.
If the listing is under your Airbnb account, yes: you add us as a co-host and remove the old manager, and the listing, reviews and ranking history stay intact. If it lives under the manager's account, Airbnb does not allow it to be moved and a new listing is created. We confirm which case applies before you do anything.
Our agreement is typically 12 months with a clean termination clause. No auto-renewal traps and no termination fees. Your written agreement explains the term, notice requirements, and how existing confirmed reservations are handled when management ends. The performance review is free. Management is 25% of booking revenue, calculated on the nightly rate and guest add-ons, excluding taxes and cleaning fees. No onboarding fee, no technology fee, no markup on maintenance. Launch photography is billed at the photographer's invoice with no markup (typically $1,200 to $1,500 for a 5-bedroom home) and you keep the rights to the images.
