Are the pools heated year-round in Sedona?
Yes — all pools and swim spas are heated. Pool heating is included October through May. In summer months the Arizona sun keeps pool temperatures comfortable. Pool heat can be added in summer for an additional fee.
How much does pool heating cost?
What size are the pools?
Sedona Dream, Sycamore House, and Vista House all feature full 30×15 foot pools. Grove House East has a 20-foot heated swim spa and Grove House West an 18-foot heated swim spa plus a splash pad. Sedona Epic Dream features an Endless Pool R500 swim spa plus a rooftop hot tub with red rock views. Uptown Estate includes both Grove Drive swim spas (one 20-foot, one 18-foot) and both hot tubs across the combined homes.
What is the difference between a pool and a swim spa?
A full pool is a large open-water pool for laps, floating, and group play.
Sedona Dream,
Sycamore House, and
Vista House each have a 30×15 foot pool. A swim spa is a smaller, deeper heated pool, typically 18 to 20 feet long, that holds its heat better, can run warmer, and often includes jets or a current for swimming in place.
Sedona Epic Dream,
Grove House East,
Grove House West, and
Uptown Estate have heated swim spas. Both are private, heated, and fully included with your stay. Want lap swimming or room for kids to play? Pick a full pool home. Want warm water year-round in a smaller footprint? A swim spa home is a great fit.
Do the pools have views?
Most pool decks have some of the best red rock views in Sedona.
Sedona Epic Dream's rooftop hot tub looks directly at Cathedral Rock and Thunder Mountain.
Sedona Dream's pool has a panoramic 180-degree view.
Vista House offers an elevated pool deck overlooking the valley. Even the Uptown properties have privacy fencing with framed red rock views.
Can we use the pool after dark?
Absolutely — all pools and swim spas have LED lighting for evening swimming. Many guests find swimming under the Sedona stars with the red rocks lit up in the distance is the highlight of their trip. Note that Sedona has "quiet hours" from 10pm-7am, so pool use after 10pm should be at a respectful volume.
What is the best time of year for a Sedona pool home rental?
April through October is peak pool weather in Sedona, with average daytime highs of 75-95°F. With heated pools, our properties are usable year-round. Many guests find November–March stays surprisingly enjoyable — cool air, warm pool, hot tub under the stars, and dramatic snow-dusted red rocks.
Do all the pool homes have hot tubs?
Yes — every property on this page includes a pool or swim spa plus a separate hot tub.
Sedona Shangri-La is the one exception in our 8-property portfolio (it has a hot tub, sauna, and cold plunge but no pool — perfect for wellness-focused trips). All hot tubs are heated year-round at no charge.
What is the largest Sedona pool home for big groups?
Uptown Estate is our largest property, combining 580 and 590 Grove Drive (Grove House East and Grove House West) into one rental. It sleeps 25 guests across 10 bedrooms with two heated swim spas, two hot tubs, and two full kitchens.
Sedona Dream is the second largest, sleeping 11 with a 30-foot pool and game room.
How much does it cost to book a Sedona pool home directly?

Are children safe at your pool properties?
All our pool properties are family-friendly with secure fencing and gates. Pool floats, kid-sized swim toys, and life vests are provided at most homes.
